Commercial property owners will have acquired a bundle of “Operational Documents” in respect of the building such as EPC certificates, Electrical Installations, Water and Gas Safety certificates and Health and Safety certificates. These will need to be maintained and inspections and remedial works carried out as and when required.
Landlords will have set Rent and Service Charge payments from tenants and these need to be billed and collected monthly and / or quarterly and reconcilled at year end. Challenges to Service Charge demands are frequent and we can assist with early amicable negotiations. Where the matter proceeds to the tribunal we can assist with full representation.
Property users are fundamental stakeholders and will have issues from time to time which we can assist with. These could include licence for works, variations and license agreements for sub-letting.
Most tenancies will have a Rent Review between 3 to 5 years and we can assist with negotiations and by preparing simple Memorandum of Agreement to record revised rent. Health and Safety will be a major concern for long term Tenants. We can advise upon and deal with all fire, Health and Safety issues by engaging with the relevant authorities to achieve satisfactory outcomes. We can project manage any maintenance plans and on-site access and issues.
