What is included in a Land Registry Official Copy?

An Official Copy of the Title Register confirms who owns a property, any mortgages or charges registered against it, and any rights, restrictions or covenants affecting the Title. An Official Copy of the Title Plan shows the general boundaries of the property by reference to the Ordnance Survey map. These documents are the starting point for any property transaction.

What searches do I need when buying a property?

The searches required will depend on the property and its location. A standard search pack typically includes a Local Authority Search (planning, highways, enforcement notices), a Drainage and Water Search, an Environmental Search and, where relevant, a Mining Search, Chancel Repair Search, HS2 Search or Flood Risk Report. We advise on which searches are appropriate for each transaction.

How is Stamp Duty Land Tax calculated?

SDLT is calculated on a sliding scale based on the purchase price of the property. Different rates apply depending on whether the property is residential or commercial, whether the buyer is a first time buyer, and whether it is an additional property. We provide clear SDLT calculations and advise on any available reliefs before exchange of contracts.
